Head of Property Operations
Position Overview:
This is a full-time role with a combination of on-site and remote work for A Head of Property Operations position at Rosedale Residential Group. The Head of Property Operations will oversee all aspects of property and asset management at the Company to ensure that all properties are operated efficiently and promptly addressing any resident or owner concerns. The individual will also play an integral role in the acquisition strategy, construction management, and broader development of the Rosedale Residential platform. The Co-Founders of the Company are New York City based, and will rely heavily on The Head of Property Operations to manage all day-to-day operations of the business. The Head of Property Operations will be the first employee at the Company and has the opportunity to join the Company at an early and exciting time.

Requirements / Qualifications
Education / Experience Level: At least 2 years of college experience or relevant experience in property management, construction, real estate, business, finance, real estate, entrepreneurship, or operations
Located in the Kansas City area or willing to relocate
Interest in real estate investing and operations
Intermediate knowledge of Microsoft Office (Excel, Outlook, Word, PowerPoint)
Valid driver’s license
Experience with property management software a plus
Required to work weekends and evening hours as needed
Required to drive personal vehicle on company business
Required to physically tour and evaluate vacant and or occupied properties

Responsibilities:
Traditional Property Management:
Proactive day-to-day management of portfolio including but not limited to:
Collecting rents with a goal of minimizing evictions and reducing delinquency
Acting as a liaison between tenants and the maintenance vendors to resolve escalated and emergency maintenance issues
Delivers timely and applicable responses to tenant inquiries
Maximizes retention rate through lease renewals while increasing rental rates from year to year
Conducts move-out reconciliation; checks for damages; determines what portion of the security deposit will be returned to the tenant in accordance with state laws
Drives the profitability of the portfolio assigned through rental growth, lease renewal and expense mitigation of both repair and maintenance and turnover costs
Handles evictions when a tenant does not pay rent or otherwise breaches the terms of a lease
Classification of rents and expense types in property management software for management’s use
Leasing:
Fields and responds to leasing inquiries from prospective tenants
Works to persuasively present information to prospects on housing properties to create applications
Negotiate lease offers
Executes and explains leases and related documents to future tenants
Performs leasing activities in accordance with applicable laws to maximize housing occupancy
Maintain and run all leasing and marketing platforms including Rosedale Residential’s website, Instagram, Facebook, apartments.com, Zillow, Trulia, Craigslist, and other listing sites
Acquisitions:
Scheduling / participating in property inspections
Review of inspection reports and other due diligence reports
Working as a liaison between The Company, brokers, and sellers
Working with Company leadership to build business plan for new acquisitions and onboard properties onto platform close
Renovation/Construction Management:
Working with leadership to oversee all renovation projects, including renovation plan build-out and scope, procurement of materials, managing suppliers / contractors
Reporting:
Assist in regular financial reporting (preparation of financials, monthly and quarterly reporting, annual meetings)
Assist in on-site owner asset tours
Compensation:
Base Salary: $60,000/year
Discretionary Bonus: Eligible for end of year discretionary performance bonus based on portfolio performance.
